Plan & Spec Mechanical Construction — Precision Execution From Bid to Closeout

When the drawings are complete and the scope is defined, execution is everything. Dual Temp Construction Services delivers plan & spec mechanical installations with thorough plan review, proactive coordination, and self-performed trades across HVAC, plumbing, piping, sheet metal, and controls — building exactly what the engineer designed, on schedule and on budget.

What We Deliver on Plan & Spec Projects

Complete Mechanical Execution From a Single Contractor

Plan & spec projects demand a mechanical contractor that can read a set of drawings, identify the challenges before they become problems, and execute the installation without hand-holding. Our experienced project managers and estimators review every detail of the mechanical specification — equipment schedules, piping diagrams, duct layouts, control sequences, and testing requirements — before we submit a number.

Once awarded, our self-performed crews handle the complete mechanical scope. HVAC equipment setting and startup, sheet metal ductwork fabrication and installation, hydronic and refrigerant piping, plumbing rough-in and trim-out, and building controls — all coordinated internally through shared BIM models and project schedules. This eliminates the coordination gaps that occur when a mechanical prime subcontracts individual trades to separate companies.

We bring value engineering recommendations when requested — identifying opportunities to reduce cost, simplify installation, or improve long-term performance without compromising the engineer’s design intent. These recommendations are presented transparently with full documentation, never as substitutions buried in the bid.

Our plan & spec experience spans healthcare, education, commercial office, industrial, and institutional projects ranging from tenant fit-outs to ground-up multi-story facilities across Eastern Pennsylvania and New Jersey.

Why GCs Award Us Plan & Spec Work

What Sets Our Bid Apart

Single-Source Mechanical Scope

Every trade — HVAC, sheet metal, piping, plumbing, and controls — is self-performed by Dual Temp crews. One contract, one point of accountability, and zero coordination gaps between sub-subcontractors. GCs get a cleaner jobsite and a faster build.

Thorough Preconstruction Review

Our estimating team doesn’t just price the drawings — they review them. We identify specification conflicts, constructability concerns, and coordination risks during the bid phase, not after mobilization. Problems caught on paper cost nothing to fix.

BIM Coordination on Every Project

Even on plan & spec work, our BIM team builds coordination models that identify clashes between mechanical, electrical, structural, and architectural systems. This isn’t an add-on service — it’s built into how we execute, reducing RFIs and field changes.

Schedule Reliability

Mechanical work sits on the critical path of most construction schedules. Our project management team tracks milestones aggressively, coordinates material procurement early, and leverages our in-house fabrication shop to eliminate lead-time bottlenecks that delay other contractors.

Plan & Spec Projects We've Delivered
