3D Modeling From Preconstruction Through Installation

BIM coordination isn’t drafting — it’s spatial problem-solving. Our BIM team creates fully detailed 3D models of ductwork, piping, plumbing, and equipment that coordinate with structural steel, concrete, electrical conduit, and architectural elements. Every potential clash is identified and resolved in the model before crews mobilize to the field.

Our BIM capabilities extend across the full project lifecycle. During preconstruction, we build coordination models that support design team review, spatial validation, and constructability analysis. During construction, those same models generate shop drawings, drive prefabrication in our sheet metal shop, and provide field crews with installation-ready layouts. At closeout, updated models serve as accurate as-built documentation for the owner’s facility management team.

We model all mechanical disciplines in-house: HVAC ductwork, hydronic and refrigerant piping, plumbing waste and water distribution, equipment placement, and controls device locations. Because we also self-perform the installation of every system we model, there’s no translation gap between the BIM team’s intent and the field crew’s execution. The modeler and the installer work for the same company.

Our BIM team also supports prefabrication workflows. Ductwork assemblies, pipe rack sections, and plumbing tree configurations are modeled for off-site fabrication in our shop, then delivered to the field ready to install — reducing on-site labor hours, improving quality, and accelerating the schedule.

Most BIM-only firms hand off a model and walk away. Our BIM team works for the same company that installs the ductwork, hangs the pipe, and wires the controls. When our modeler makes a routing decision, it’s informed by what our field crews actually need to install the system efficiently. That feedback loop doesn’t exist when BIM and installation are separate companies.

Clash Detection That Catches Real Problems

Automated clash detection generates thousands of “clashes” — most of them meaningless. Our BIM coordinators prioritize real spatial conflicts that would cause field rework, categorize them by trade responsibility, and present them in coordination meetings with actionable resolution paths. Quality over quantity.

Prefabrication-Ready Models

Our models aren’t just for coordination — they drive production. Ductwork sections, pipe assemblies, and plumbing configurations are modeled to our shop’s fabrication standards, exported as cut lists and assembly drawings, and built off-site in a controlled environment. This takes work off the jobsite, where it’s slower, more expensive, and more prone to error.

As-Built Documentation That's Actually Accurate

Because we maintain the model through construction — updating it as field conditions evolve — the closeout model reflects what was actually built, not what was planned six months ago. Owners receive as-built BIM documentation that their facilities team can actually use for future maintenance and renovation planning.
