Maintenance That Pays for Itself
Structured Service Programs for Every Facility Size
A well-maintained HVAC system runs 15-20% more efficiently than a neglected one. That difference shows up in your utility bills every month, in your equipment’s lifespan every year, and in your emergency repair budget every quarter. Our preventive maintenance programs are built around your facility’s specific equipment, operating schedule, and budget, not a one-size-fits-all checklist.
Every program includes scheduled seasonal visits, multi-point inspections, written condition reports, and prioritized repair recommendations so you always know your system’s current health and what needs attention next. Our technicians document every finding, every measurement, and every recommendation, giving you the maintenance records that insurance carriers, property managers, and regulatory bodies expect.
What Our PM Programs Cover
Comprehensive Maintenance Across All System Types
Our maintenance programs cover every mechanical system in your facility. Each system type receives manufacturer-recommended service protocols adapted to your equipment’s age, condition, and operating environment.
Heating Systems
Boiler combustion analysis, heat exchanger inspection, burner cleaning, safety control verification, circulator and pump checks, expansion tank service, gas valve testing, and flue/venting inspection. For furnace-based systems: ignition system testing, blower motor service, filter replacement, and gas pressure verification.
Cooling Systems
Condenser and evaporator coil cleaning, refrigerant charge verification, compressor amp draw and performance testing, contactor and capacitor checks, economizer calibration, condensate drain clearing, VFD inspection, and belt/bearing evaluation. For chiller plants: oil analysis, tube inspection, refrigerant leak detection, and controls verification.
Controls & Building Automation
Sensor calibration, actuator stroke testing, controller communication checks, sequence verification, trend log review, alarm evaluation, firmware updates, and front-end backup. Our BAS team handles controls maintenance alongside mechanical service, so your PM program covers the complete system.
