Service pipefitting is a different discipline from new construction. The building is occupied, the ceiling is finished, the system is full and under pressure, and the window to drain, cut, weld, and refill is measured in hours. Most calls fall into a handful of categories: pinhole leaks in aging black iron or copper, valves that have seized open and prevent any isolation for equipment service, steam traps failing closed and flooding returns or failing open and wasting steam, and piping that needs to be rerouted or extended for a new piece of equipment.
Our pipefitters are Dual Temp employees, not subcontracted labor, and our welders hold 6G certification. We plan the isolation, coordinate the shutdown around your operating schedule, perform the repair, and pressure test before the system returns to service. Because the same company handles your mechanical equipment and controls, the shutdown gets scheduled once instead of three times.

Hydronic, Steam, and Process Piping
Each system carries its own failure modes, isolation requirements, and repair methods. Our pipefitters work across all of them in occupied facilities.
Hydronic Piping: Chilled, Hot & Condenser Water
Chilled water, hot water, and condenser water piping serving coils, air handlers, and terminal equipment. Work includes leak repair, section replacement on corroded or eroded runs, isolation and control valve replacement, air separator and expansion tank service, and coil piping modifications. Repairs are pressure tested and the loop is purged and rebalanced before handoff.
Steam & Condensate Systems
Steam mains, branch lines, condensate returns, and the traps and PRV stations between them. Failed traps are the most common and most expensive problem in a steam system, since a trap failing open vents live steam continuously while one failing closed floods the return and waterhammers the line. We survey trap populations, replace failed units, and repair condensate return piping where corrosion has taken hold.
Refrigerant, Gas & Process Piping
Refrigerant line sets for split, VRF, and chiller systems, gas piping to mechanical and kitchen equipment, and compressed air and process lines in manufacturing facilities. Refrigerant work follows manufacturer protocol for brazing, nitrogen purge, evacuation, and charge verification. Gas work is performed by licensed technicians and pressure tested with documented results.
