COMMERCIAL CONSTRUCTION

SUMMARY:
Responsible for profitability of multiple construction projects simultaneously, beginning with turnover from estimating/sales, through shop drawings, pre-build engineering, submittals, major equipment buy outs, change order identification and prosecution, material flow, labor scheduling, installation standards and workmanship, cash flow including monthly billings and collections, through final close out documentation and post mortem, and do all this while remaining consistent with customer relationship satisfaction.

Qualifications:

4-year engineering degree or equivalent

Extensive (15 or more years) experience / knowledge of construction, design, finance and management required

PMP preferred but not required

Must be able to apply innovative and effective management techniques to maximize employee performance

Thorough understanding of corporate and industry practices, processes, standards, etc. and their impact on project activities vital; superior communication and interpersonal (tact, diplomacy, influence, etc.) skills essential
Skills Required:
-
Manage all phases of commercial projects from planning through execution and closeout.

Beginning at pre-construction turnover, communicate with and review project scope and specifications with foreman, estimator and purchasing agent. Define and communicate goals and objectives with all including the subcontractors.

Explore alternative construction means, methods, and schedule sequencing.

Overview the purchasing of all significant equipment and subcontractor buy outs. Follow through with review, then release of all submittals.

Create and maintain project schedule. Review labor hours and project profitability often with foreman.

Identify and resolve field, contract and construction conflicts.

Responsible for maintaining a high level of written and verbal communication with owners, architects and engineers. Job documentation must include an accurate historical summary of project costs, sequences, events and progress.

Attend significant project meetings with the purpose of communicating and coordinating with other trades so as to protect company interests.

Schedule of field labor and subcontractors to meet project objectives.

Responsible for all financial aspects of the job; prepare monthly owner invoices, identify and pursue change order opportunities, review for prompt customer payments, including final retention payment.

Perform a retrospective review on every job after closeout. Review foreman, labor and subcontractor performance, service and start up.

Provide a positive leadership role to foremen, administrative, and support staffs, by adhering to core values in leadership style. Create and maintain a team atmosphere.

Contribute with input for foreman/labor performance reviews.
